Generally, lenders require a 20-30% deposit (70-80% LVR) plus stamp duty and costs. This varies depending on whether the security is residential or commercial. During our Feasibility Review, we will confirm exactly how much equity your fund needs to complete the purchase.
Can I get a Low-Doc SMSF loan?
Yes. We have access to specialist lenders who can approve loans based on rental estimates or accountant declarations, rather than requiring full tax returns. This is ideal for self-employed trustees whose financials may not reflect their true serviceability.
My SMSF is brand new. Can I still get a loan?
Yes. You do not need 2 years of SMSF trading history. We work with lenders who assess the loan based on the members' personal income and history, rather than the age of the Super Fund itself.
Can my business rent the commercial property owned by my SMSF?
Yes. This is a popular strategy known as "Business Real Property." Your business pays market-rate rent directly into your Super Fund, effectively turning your business lease expenses into your own retirement savings.
